Residential Lease Agreement
Article 1: Parties
The landlord 陳房東 (Party A) and the tenant 黃小安 (Party B) agree to enter into this residential lease agreement under the following terms.
Article 2: Premises
The leased premises is "大安森林公園|採光兩房", including existing equipment and furnishings. Quantity and condition are based on the handover checklist and photo records.
Article 3: Rent
Key clauseMonthly rent is NT$ 32,000, payable by Party B before the 5th of each month. Party A shall not raise the rent under any pretext during the lease term.
Article 4: Security Deposit
Key clauseThe security deposit is NT$ 64,000 (equal to 2 months of rent). Under Article 99 of the Land Act, the deposit may not legally exceed 2 months of rent. The deposit is held in third-party escrow for the entire term and refunded interest-free after a clean handover.
Article 5: Lease Term
Key clauseThe lease runs from 2026-07-01 to 2027-06-30. The minimum lease term on this platform is 30 days; no daily or weekly rentals are offered.
Article 6: Repair Responsibilities
Key clauseRepairs caused by natural wear or causes not attributable to Party B are the responsibility of Party A. Damage caused by Party B's improper use or care shall be restored or compensated by Party B.
Article 7: Early Termination
Key clauseEither party intending to terminate early shall notify the other in writing or via platform message 1 month in advance. A party failing to give due notice shall compensate the other with a penalty equal to 1 month of rent.
Article 8: Miscellaneous
Matters not covered are governed by the Civil Code, the Land Act, and the standardized residential lease contract rules. After both parties sign, the contract is archived with cloud notarization.
